How these numbers are calculated

Figures are derived from REBNY listing records. Each closed or withdrawn listing is attributed to the agent named on it, then aggregated by neighborhood and building.

• Close rate — closed listings as a share of all listings taken (closed plus withdrawn or expired). It is a measure of listings that reached a sale, not of client satisfaction.
• Median days to sell — median days between listing and contract for closed sales in the selected neighborhood.
• Discounts — how often a listing closed below its asking price, and the typical size of that gap. A high figure is not automatically bad; it can reflect an agent who prices ambitiously and negotiates down.
• Percentiles — computed against the peer set Haystock identifies for this actor, and shown only where the sample is large enough to mean something.

Known limits. Coverage is the listing-agent side only — deals where this person represented the buyer are not counted, so buy-side activity is understated. New-development sales and leasing offices appear under the office name rather than an individual. Records with too few deals are shown without comparisons rather than ranked.
